Fit-Out Cost Is Not the GCC Business Case

Lifecycle adaptability matters in a fast-changing mandate

Cushman & Wakefield reported collaborative-hybrid fit-out costs between INR 5,847 and INR 6,567 per square foot across major Indian cities in its 2026 guide.[5] These are benchmarks, not guaranteed project prices.

Analysis

GCC requirements can change rapidly as mandates, headcount and technology evolve. A low first-cost solution may become expensive if it requires repeated modification or limits secure growth.

Osmos Global analysis: the business case should include capital cost, operating cost, adaptability, energy, maintenance, churn and exit consequence. Scenario tests should cover slower hiring, faster hiring, automation and a change in work mix.

Leadership implications

For finance, adaptability should be recognised as an option with economic value. For design teams, modularity and reuse should be explicit requirements. For FM, maintainability and asset information need to be protected during value engineering.

Decision lens

Recommended action. Require every fit-out option to show a five-year lifecycle view and the cost of two plausible mandate changes.
