India’s Flight to Quality Must Be Measured

CBRE's 2025 India occupier survey described portfolio expansion and flight-to-quality preferences among occupiers.[8] The public summary does not provide every sample and weighting detail, so the finding is best treated as a directional sentiment signal.
Analysis
The phrase “flight to quality” can conceal multiple needs: reliable infrastructure, sustainability credentials, amenity, transport access, talent attraction and operational data. A premium building can still deliver a weak workplace if services, capacity and experience are poorly managed.
Osmos Global analysis: leaders should define quality as measurable performance. Indicators can include critical-system reliability, peak workspace availability, indoor-environment conditions, energy intensity, employee friction and time to resolve service failures.
Leadership implications
For occupiers, quality needs an auditable definition that survives the property presentation. For owners, it creates an incentive to expose operating performance, not only specifications. For employees, it should reduce the daily friction hidden by a premium address.

Recommended action. Translate every “quality” claim in a site-selection paper into a testable operating outcome and an accountable owner.
