The Backlog Total Can Mislead Leadership

Maintenance backlogs are commonly presented as a single monetary value. That value supports budgeting but cannot reveal whether exposure sits in life safety, production, occupant comfort or cosmetic condition.

Analysis

A portfolio with a small backlog can be fragile if it contains a critical single point of failure. A large backlog can include expensive but low-consequence renewal work.

Osmos Global analysis: backlog reporting should combine consequence, condition, confidence and control. Executives should see the distribution of critical exposure and how it changes—not only the total estimated cost.

Leadership implication: a risk-ranked view improves capital allocation and makes assumptions visible. It also prevents the largest project from automatically becoming the highest priority.

Recommended action. Publish backlog by risk tier and confidence level alongside the financial total.
