The GCC Lease Is Only the Starting Line

What happens after the transaction determines long-term credibility

India's GCC leasing figures are impressive. Cushman & Wakefield reported 16.5 million square feet of GCC demand in H1 2026, while Colliers reported 16.6 million square feet for the same broad period.[1][2] The difference should be retained, not averaged, because provider definitions may vary.

Analysis

A completed transaction secures space. It does not confirm service readiness, business continuity, security, transport, employee experience or technical capability. These outcomes emerge through mobilisation and everyday operations.

Osmos Global analysis: GCC leaders should replace the conventional “lease-to-opening” plan with a “mandate-to-capability” plan. It should include critical-system tests, FM staffing, vendor escalation, workplace-data readiness, employee onboarding and recovery exercises.

Leadership implications

For GCC boards, this changes assurance. Opening dates should remain important, but they should sit beside operational acceptance criteria and a visible risk owner. For developers and service providers, the opportunity is to prove readiness through evidence rather than promises.

Decision lens

Recommended action. Require a 90-day operating-readiness scorecard before declaring a new GCC site fully operational. The most important milestone is not possession of the floor; it is dependable delivery of the mandate.
