Energy benchmarking is quietly becoming a lease negotiation item

Occupiers with public sustainability commitments are asking for building-level consumption data before signing — and increasingly getting it.

Building energy performance has moved from an annexure item to something occupiers raise in the first commercial conversation.

What changed

Multinational occupiers reporting under group-level sustainability commitments now need building-level consumption data they can actually stand behind. A landlord who cannot produce twelve months of metered data is, in practice, a landlord with a longer deal cycle.

The practical ask

Three things are becoming standard in the request list:

  1. Twelve months of metered consumption at the building level, not the campus level.
  2. A written position on renewable procurement, including any open-access arrangements.
  3. Sub-metering at the floor or demise level, so the occupier can report its own footprint.

Facility management teams are the ones who end up producing this. Buildings where FM has kept clean, granular data are transacting faster — a straightforward operational advantage that rarely shows up on a rent roll.
