Fit-out costs stabilise after two years of steep escalation
Input costs have flattened across most categories, though lead times on specialist MEP equipment remain the binding constraint on project schedules.

After two years of sharp escalation, fit-out costs across major Indian markets have broadly flattened.
Where the pressure eased
Carpentry, flooring and general finishes have settled. Contractors report that pricing for standard-specification workplaces is roughly where it sat a year ago.
Where it has not
Specialist mechanical and electrical equipment continues to run long on lead times. Project teams are placing orders for chillers and switchgear well before the design is frozen — which is expensive when the design then moves.
The practical implication for occupiers: schedule risk has replaced cost risk as the thing worth managing hardest.
